William Butcher has extensive experience representing both Landlords and Tenants with a focus on retail, office, and small-medium sized businesses in Madison and Dane County, including lease-up project management of new mixed-use retail/office projects to existing urban and suburban retail, office, flex, and industrial sites. In addition to a vibrant mix of retail and office leases, he has successfully leased (as both Tenant and Landlord Representative) dozens of restaurants, bars, cafes, craft beverage (distiller, brewer, cidery) and hospitality businesses... an area of expertise in a challenging field.

Landlord Representative: Lyric Mixed-Use
The leasing of this 1000 E Washington block ground-up 11-story project followed a multi-year acquisition timeline and included 12,000SF of ground floor retail and 35,000SF of 2nd and 3rd floor office. Fully leased since soon after occupancy, this project includes a mix of salon, fitness, veterinary, industrial design, and two 15,000-20,000SF anchor office tenants.
Landlord Representative: Arden Mixed-Use
The second phase of the 1000 block of East Washington Avenue block at Arden was a near twin of Lyric with some modifications to the 11-story design, with 12,500SF of retail and 40,000SF of office on the 2nd and 3rd floors. Completed in fall 2020 during an interesting time for retail and office new construction leasing, the project is currently (summer 2021) in build-out phase on a fully leased retail main floor, a single-tenant 16,000SF 2nd floor and underway on finalizing leases for the 25,000SF 3rd floor. The retail leasing included a leading restaurant group with whom I worked collaboratively over years along with their Tenant Representative broker.

Both new construction and existing, including three restaurants, salons, retail, and small office. I’ve represented the purchase, sale, redevelopment, and leasing of over 20 properties on Williamson/Atwood.
