SUBLEASE & ASSIGNMENT: OFFICE RESTRUCTURING, DOWNTOWN MADISON | COSTAR POWER BROKER DEAL 2026
A large office tenant that needed to restructure its space enlisted me to sublet part of its lease. The first deal, in 2020, placed a technology company in 5,000 square feet in the middle of the pandemic, with terms that protected both sides if occupancy was restricted. The second, completed in early 2026, placed a growing company in 17,000 square feet, the balance of the space, with the landlord’s consent. Both turned surplus space into rent relief for my tenant client and a ready-to-occupy home for the subtenant, which ultimately signed a new lease with the landlord, releasing my tenant client of the majority of its lease obligations.
Subleasing is tenant representation with a landlord’s job attached: marketing the space and negotiating with a subtenant like a listing broker, while protecting the client under the master lease and the landlord’s consent rights, and arriving at a win-win for three parties.
